A five-room HDB flat in Toa Payoh has been sold for S$1.238 million, according to EdgeProp on Sunday (Aug. 15).

This sets a new HDB resale record in the Toa Payoh area.

More than $1,000 psf

The 1,227 square feet unit at Block 138A Lorong 1A Toa Payoh sits on a high floor, between the 40th and 42nd storey, according to EdgeProp.

The per square foot cost of the flat works out to be $1,009, surpassing the $1,000 psf mark not yet reached by HDB resales in the Toa Payoh area.

The unit is part of a project called The Peak, constructed under the Design, Build and Sell Scheme (DBSS).

The previous record for this project was held by a unit in a neighbouring block that sold for S$1.16 million earlier in June this year, at S$921 psf.

The Peak

According to property developer Hoi Hup Realty, The Peak is located a five-minute walk away from Toa Payoh MRT and bus interchange.

The development consists of two 42-storey blocks and three 40-storey blocks, housing a total of 1,203 units.

Most units also come with large balconies offering scenic views.

The Peak, completed in 2011, is only 10 years into its 99-year lease.

The sale of this flat comes close to the current record of S$1.295 million, which is held by a five-room DBSS flat in Bishan that was sold in July this year.
