The Feb. 2023 Buld-To-Order (BTO) exercise was launched just yesterday, Feb. 28.
A total of 4,428 BTO flats were launched for sale, across the mature estates of Queenstown and Kallang/Whampoa, and the non-mature estates of Tengah and Jurong West.
For the upcoming May 2023 BTO exercise, a total of 5,480 BTO flats are expected to be launched across more in-demand estates in Singapore.
Of these, 1,960 BTO flats will be launched in the mature estates of Bedok and Serangoon, for the first time in seven and nine years respectively.
Five-room flats to be offered in Bedok and Serangoon
Both projects will also offer five-room flats, which are likely to be highly anticipated.
As of more recent BTO exercises, five-room flats have mainly been offered in non-mature estates and select mature estates further from the central region in Singapore.
For example, five-room BTO flats were offered in the mature estates of Tampines and Ang Mo Kio in the Aug. 2022 BTO exercise, but not in more centrally located mature estates such as Queenstown and Kallang/Whampoa for the Nov. 2022 BTO exercise. In the most recent Feb. 2023 exercise, five-room flats were offered only in the non-mature estate of Tengah.
For the upcoming May 2023 BTO exercise, a total of 1,630 units will be launched in Bedok, for the first time since Nov. 2016.
It will comprise two-room flexi, three-room, four-room, five-room, and three-generation flats.
According to HDB's website, the project will be located close to Tanah Merah MRT station, with amenities such as the Bedok ActiveSG Stadium and Bedok Sports Hall close by.
Meanwhile, the Serangoon HDB project will be the first of its kind since Jan. 2014.
It is expected to have 330 units, comprising four-room and five-rooms flats.
The project will be situated next to Serangoon North Community Park, and is located near to the upcoming Serangoon North MRT station (Cross-Island Line) – which is set to be completed in 2030.
Both projects might not fall under the Prime Location Housing Model (PLH), as only four HDB towns fall under that area for now – the Central area, Queenstown, Kallang/Whampoa, and Bukit Merah – according to The Straits Times.
In addition, 570 units will be offered in the mature estate of Kallang/Whampoa for the May 2023 exercise, and comprise three-room and four-room flats.
Another 2,950 units will also be offered in the non-mature estate of Tengah, offering two-room flexi, three-room, four-room, and five-room flats.
More BTO flats in mature estates this year
According to a Facebook post shared by Minister for National Development Desmond Lee on Feb. 27, HDB has plans to launch more BTO flats in mature estates this year.
This is after "many young couples" shared an aspiration to live near to their parents for "mutual care and support", he added.
Previously, HDB had shared in a Jan. 3 statement that it has plans to launch up to 23,000 flats this year.
HDB had also shared that it is prepared to launch up to 100,000 flats between 2021 and 2025 if needed, in order to meet higher demand.
In Aug. 2022, the price for a five-room BTO flat in Ang Mo Kio Weave drew concern from members of the public after it was reported that the cost would range from S$720,000 to S$877,000.
In the most recent Feb. 2023 BTO exercise, the most expensive flats came from the Queenstown launch, with prices ranging from S$541,000 to S$711,000 for a four-room flat.
