According to a New Paper report, the flat is 131 sq m (1,410 sq ft) and was created by joining two two-room flats.
It started its lease in 1973, meaning that it has 51 years left.
The flat is also around the size of a jumbo flat, which is atypical for a central area like Tiong Bahru. Jumbo flats are typically found in the heartlands such as Woodlands, Yishun or Jurong.
PropNex real estate agent Wong Han Yee, who closed the deal, told TNP that the property was put up for sale in 2019, sometime in the third quarter. Most of the interested parties were those with relatively young families.
Wong did not provide details on who the flat was eventually sold to.
Tiong Bahru is known for its rich history and unique architecture, with Moh Guan Terrace being located along the Tiong Bahru heritage trail.
A standard, 10-year-old four-room HDB flat in Tiong Bahru would cost around S$700,000 to S$800,000, according to Wong.
Million-dollar HDBs
There have been many other instances where HDB flats have crossed the S$1 million mark, such as a five-room flat in Bukit Merah being sold for S$1.2 million in 2019, and a resale flat in Boon Keng sold for nearly S$1.2 million.
In June 2020, a jumbo 1,916 sq ft HDB flat in Ang Mo Kio was sold for over S$1 million.
In July 2020, a 1,206 sq ft five-room flat in Boon Tiong Road, Tiong Bahru, was sold for S$1.14 million, according to Edge Prop.
The price tag on these flats can be attributed to a variety of reasons, such as being situated in a prime location or being larger than usual.
