4-room Pinnacle@Duxton HDB flat sold for S$1.41 million, sets record S$1,409 psf

A four-room Housing and Development Board (HDB) flat at the Pinnacle@Duxton was recently sold for S$1.41 million.

1,001 sqft unit on the 46th floor

According to EdgeProp, the unit was sold on Oct. 29, 2023.

It is located on the 46th floor, which is four levels below the top level on the 50th floor.

About The Pinnacle@Duxton

The Pinnacle@Duxton has seven blocks, all come with 50 floors. The estate holds the record for the world's tallest public residential buildings.

The residential estate is located in a prime Tanjong Pagar location, towering over Singapore's city centre and business district.

The blocks are linked at the 26th and 50th floors by the world's two longest sky gardens of 500m each.

The Pinnacle@Duxton flats were completed in 2009, with the five-year Minimum Occupation Period (MOP) ended in 2014.

A flat in the estate has about 86 years left in its 99-year lease.

Most expensive HDB resale psf

While the four-room Pinnacle@Duxton HDB flat might not be the most expensive resale HDB flat at the time of writing, it is the most expensive resale flat per square foot (psf) in history, according to EdgeProp.

A Design, Build and Sell Scheme (DBSS) HDB flat at The Peak in Toa Payoh holds the title for the most expensive resale HDB flat when it was sold for a whopping S$1,568,888 on Nov. 9, 2023.

A quick breakdown of the S$1.41 million price against the 1,001 sqft unit means that the four-room Pinnacle@Duxton HDB flat costs S$1,409 psf.

The unit was sold by PropNex Realty associate district director and The Real Collective founder Veroy Chua.

Chua promoted the unit through a YouTube video, highlighting its unblocked view and the "super high floor".
