2-storey HDB shophouse in Bedok Reservoir for sale at S$4 million

A two-storey HDB shophouse at Bedok Reservoir has been put up for sale at S$4 million, EdgeProp Singapore reported on Mar. 6, 2026.

The expression of interest (EOI) exercise will close on Apr. 7, 2026 at 3pm.

Price and lease

Located at Block 631 Bedok Reservoir Road, the shophouse has a combined gross floor area of 1,636 square feet.

At S$4 million, it costs about S$2,445 per square foot.

Its ground-floor space was granted approval for restaurant use, while the upper floor offers residential quarters spanning 893 square feet.

There are about 56 years left on its 88-year lease that started in October 1993, according to EdgeProp Singapore.

Location

According to Google Maps, the shophouse is about an 11-minute walk from Bedok North MRT station and about a 15-minute walk from Kaki Bukit MRT Station.

Other amenities nearby include Eunos Cultural Centre and Eunos Community Club.
