Sengkang resident sees half of property flyer under door, other half presumably visible to public against new rule
The resident says it disregards property flyer distribution guidelines.

A resident in Sengkang recently complained of receiving a pamphlet from a real estate agency under his door, with half of it likely visible to the public and reportedly violating flyer distribution guidelines.
From Apr. 1, 2026, property flyers and pamphlets must be properly distributed and must not be visible to anyone other than the intended recipient.
Half of flyer presumably in public view
Speaking to Stomp, the resident of Block 253 Compassvale Street said he came across the flyer on May 13 at 12:59am.
A photo the resident shared showed half the flyer visible under his door in his unit.
The other half is supposedly outside his house, presumably visible to the public.
The flyer is from Realty Royale, Stomp reported.
Checks online suggested that it is a division under ERA Realty Network.
The resident told Stomp that this was "unprofessional" and "totally disregarding guidelines".
ERA investigating
The Memorandum of Understanding (MOU) regarding proper flyer distribution was signed by an alliance of five major real estate agencies — PropNex Realty, ERA Realty Network, Huttons Asia, OrangeTee & Tie and SRI.
The MOU signing was announced by the Singapore Institute of Estate Agents (SIEA), a representative body for real estate agencies and agents, earlier in February 2026.
SIEA reiterated the MOU's guidelines when queried by Stomp.
ERA confirmed it would investigate the matter and deal with it in accordance with the MOU, Stomp reported.
Under the MOU, all participating estate agents will adopt a standardised framework to address breaches of flyer distribution.
The first offence will result in a letter of caution, while the second offence will result in a letter of caution as well as mandatory attendance at SIEA's ethical flyer distribution course.
The third offence will result in a six-month suspension from distributing flyers to HDB homes, with further escalation of penalties until a two-year clean record is achieved.
