4-room jumbo HDB flat in Bukit Merah sold for S$1.53 million, 45 years left on lease

A four-room jumbo Housing and Development Board (HDB) flat at Block 50 Moh Guan Terrace was sold for S$1.53 million in May 2026.

The unit, located in Bukit Merah, has 45 years left on its lease, 99.co reported.

About the flat

According to 99.co, this sale has set a new national record for four-room units in Singapore.

Located between the first and third floors, the unit spans 1,615 square feet and costs around S$947 per square foot.

It is an adjoined unit, which means it comprises at least two units merged into one.

Location

Google Maps shows that the development, located in Tiong Bahru within the Bukit Merah estate, is just over a 10-minute walk to both Tiong Bahru MRT station and Havelock MRT station.

This sale comes after an earlier report that a five-room Housing and Development Board (HDB) flat at 96A Henderson Road was sold for S$1.728 million in April 2026.

It set a new record price for an HDB resale flat in Singapore, according to EdgeProp.
