BTO flats in Upper Thomson, Bukit Merah, Ang Mo Kio: June 2026 BTO exercise

Around 6,900 Build-To-Order (BTO) flats over seven projects will be launched in the June 2026 BTO exercise.

They will be built in Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands, said the Housing and Development Board (HDB) in a Feb. 4 press release.

Bukit Merah flats

According to the HDB website, 1,960 units will be launched in Bukit Merah's new Berlayar estate during the exercise.

This marks the second BTO project on the former Keppel Club site, located along Berlayar Street off Telok Blangah Road.

The flat mix consists of 810 two-room Flexi units, 170 three-room units, and 980 four-room units.

It will also be near Telok Blangah MRT station.

New BTOs in Upper Thomson

For the first time in over 40 years, flats will be offered in an Upper Thomson project in Bishan town.

Around 1,200 units are planned.

Located in the Lakeview area near MacRitchie Reservoir and Marymount MRT station, the flat mix will comprise around 470 two-room Flexi units, and around 740 four-room units.

50 public rental flats will also be made available.

Ang Mo Kio projects

In Ang Mo Kio, 1,050 flats will be offered over two projects announced for the June 2026 launch.

One project, located at Ang Mo Kio Avenue 2, is set to provide 480 units consisting of 90 three-room flats and 390 four-room flats.

Nearby schools include CHIJ St Nicholas Girls' School, Mayflower Primary School, Presbyterian High School, and Yio Chu Kang Secondary School.

The second project, located along Ang Mo Kio Avenue 1, will offer 570 units.

Consisting of 370 two-room Flexi flats and 200 four-room flats, the BTO project is located near Mayflower Secondary School, Kebun Baru Mall, and Ang Mo Kio Community Centre (CC).

Both projects are situated within walking distance of Mayflower MRT station.

Sembawang projects

In Sembawang, 2,000 new flats will be offered across two projects.

One project, located along Sembawang Drive, is set to launch 870 units: 200 two-room Flexi units, 100 three-room units, 300 four-room units, and 270 five-room units.

Another project located nearby boasts 1,130 units at launch.

The flat mix will consist of 260 two-room Flexi units, 80 three-room units, 460 four-room units, 310 five-room units, and 20 three-generation units.

Both developments are surrounded by various schools, including Northoaks Primary School, Endeavour Primary School, and Canberra Secondary School.

The nearest MRT station is Sembawang, which is around 15 to 20 minutes away on foot.

Woodlands flats

640 units will also be launched in Woodlands during the exercise.

Located along Woodgrove Avenue, the project is expected to feature a mix of 150 two-room Flexi units, 80 three-room units, 160 four-room units, and 250 five-room units.

It will be situated near Fuchun Primary School, Si Ling Primary School, Woodlands Ring Secondary School, and the Singapore Sports School.

Residents can also access nearby amenities such as a proposed park and two MRT stations: Woodlands South MRT and Woodlands MRT.

Around 19,600 BTO flats to be launched in 2026: HDB

In the release, HDB said that those interested to participate in June 2026 sales exercise should submit all required documents by May 15.

Further details on the projects, including their classification, will be shared during the exercise.

A total of 19,600 BTO flats are expected to be launched across 18 projects in 2026.

"We will continue to monitor the housing demand closely, and are prepared to offer more than 55,000 flats from 2025 to 2027, if necessary," the board added.
