5-room HDB flat along Punggol Drive sold for S$1.47 million
It is the only transaction to exceed the S$1.3 million threshold so far in 2026.
A five-room Housing and Development Board (HDB) in Punggol has been sold for S$1.47 million, or S$929 per square foot, setting a new record for such units in the estate.
The million-dollar sale was first reported by property portal EdgeProp on Feb. 13.
The unit, located at 306D Punggol Drive, spans 1,582 square feet and has a remaining lease of around 85 years.
Close to key amenities
According to EdgeProp, the flat's proximity to key transport and lifestyle amenities, such as Punggol MRT Station, Punggol Bus Interchange, Waterway Point and One Punggol, may have contributed to its price.

Five primary schools are also located within a 1-km radius of the flat: Edgefield Primary School, Oasis Primary School, Punggol Green Primary School, Punggol View Primary School and Valour Primary School.
The latest transaction surpassed the previous record of S$1.23 million ($767 per square foot) set by a 1,604-square-foot flat at 267B Punggol Field back in April 2025.
The unit has a slightly longer remaining lease of about 86 years and is located within 1km of the newly sold flat.
EdgeProp reported that a total of 48 five-room flats in Punggol have been sold in 2026, with prices ranging from S$580,000 to S$1.47 million.
Only three units, including the current sale, have crossed the S$1 million mark so far.
On Feb. 12, a five-room flat at Block 306C Punggol Place was sold for about S$1.22 million, while another unit at Block 323D Sumang Walk fetched around S$1.04 million on Jan. 1.
The current sale marks the only transaction to exceed the S$1.3 million threshold so far this year.
