S'pore real estate agency ERA Realty Network censured for failing to manage & supervise agents

The Council for Estate Agencies (CEA) said that further lapses involving suspended salespeople were found.

Singapore-based real estate agency ERA Realty Network (ERA) was issued a letter of censure (LOC) by the Council for Estate Agencies (CEA) after it failed to adequately manage and supervise its sales agents.

In an article published on its website on Jan. 8, CEA said the LOC stemmed from three breaches under the code of practice for estate agents (COPEA).

This includes its mismanagement and inadequate supervision of Abel Ang Pei Xiong, an agent who had faced multiple complaints for posting inaccurate property advertisements.

ERA didn't manage or supervise agent facing multiple complaints

In October 2023, Ang was fined S$14,000 and suspended for five months by a CEA disciplinary committee for publishing property advertisements containing inaccurate and misleading information.

Despite prior advice from CEA in March 2022 to vet his listings, Ang still posted inaccurate ads after his suspension ended in March 2024.

He was subsequently fined S$28,000 and suspended for six months in October 2025.

"It was clear that ERA failed to carry out its responsibility under COPEA," CEA said.

Further lapses found

The agency was also found lacking proper systems and processes for managing suspended salespeople.

In January 2024, during Ang's suspension, his profile remained active on the agency's portal, FindPropertyAgent.sg, along with profiles of two other suspended agents.

ERA had also failed to recover Ang's estate agent card promptly.

The card was only returned in February 2024 after CEA intervention.

ERA had no tracking system or standard procedures to ensure suspended salespeople returned their estate agent cards.

It also received composition notices for associating with suspended agents who were not registered.

According to The Straits Times, the agency said two of the salespeople are registered.

ERA added: "One salesperson is currently serving a suspension. We will assess his case after the suspension has been fully served and will only allow him to be registered with ERA if he is fully committed to complying with his regulatory obligations."
