SLA launches tender for 20 heritage bungalows in Sembawang for co-living or commercial use

The Singapore Land Authority (SLA) launched a tender on Mar. 17 for a cluster of 20 heritage bungalows in Sembawang.

In a Facebook post by SLA, the authority announced that the bungalows located along Admiralty Road East, Falkland Road, Auckland Road West and Fiji Road will be available for a tenure of five years.

To be repurposed as serviced apartments or F&B and retail establishments

According to SLA, the state-owned properties may be used as multigenerational and senior co-living serviced apartments promoting "senior living, active aging and interaction and activities across generations".

"This is the first time a cluster of residential bungalows will be repurposed for serviced apartment use," wrote SLA in their post.

For such accommodations, the authority highlighted that the minimum stay for guests is one week and that a hotel licence is not required.

The bungalows may also be used for food and beverage (F&B) or retail purposes, subject to an estimated total gross floor area (GFA) not exceeding 9,579.96 sq ft.

The black-and-white houses, built between the 1920s and 1930s, collectively span about 245,300 sq ft with an estimated GFA of 94,945 sq ft.

The bungalows also used to be homes from the former naval base.

The properties included in the tenders are:

  • 25, 27, 29, 31, 33 and 35 Admiralty Road East
  • 62, 64, 66, 68, 70 and 72 Falkland Road
  • 73, 74, 75, 76, 77 and 79 Auckland Road West
  • 93 and 95 Fiji Road

They are up for lease with a tenure of five years, with an option to extend for four years.

Bungalows generally in good condition

According to tender documents on SLA's website, visual site inspections conducted by Alliance Consulting Engineers Pte Ltd indicated that all 20 bungalows are currently in good internal and external conditions.

Reports of the checks dated Feb. 3, 2025 showed well-maintained parts of the houses, such as timbre roof members and columns, external walls, staircases, bedrooms and bathrooms.

Site visits for the properties will be held on Mar. 25 at 2pm, and Apr. 8 at 10am.

The tender process will close on Jun. 11 at 11am, with awards of the sites expected in October 2025.
