Marina Square mall to close in Mar. 2027 for redevelopment, new hotel, luxury homes & offices to be added

Marina Square mall, located along Raffles Boulevard, will be closing on Mar. 31, 2027, as part of plans to redevelop the Marina Square complex.

This was announced by Singapore Land Group (SingLand) on Sep. 1.

The complex currently comprises Marina Square mall, as well as three hotels — Pan Pacific Singapore, Parkroyal Collection Marina Bay, and Mandarin Oriental.

Under the redevelopment plans, three new towers will be integrated with the existing hotels, while the four-storey mall will undergo an asset enhancement initiative and serve as a central link between the various components of the development.

The redevelopment is expected to be completed by 2031, and all three hotels will remain fully operational throughout the works.

The company added that it is also working with relevant stakeholders to minimise disruption, maintain accessibility, and provide clear wayfinding for hotel guests and visitors.

Plans for the redevelopment

According to SingLand, the redeveloped 9.2ha complex will introduce a new hotel, residences, offices, arts and cultural spaces, as well as sports and wellness facilities.

A continuous sheltered walkway at the first storey and an elevated botanical loop will also improve pedestrian links to One Raffles Link, Millenia Walk, Suntec City, and the upcoming NS Square.

"This hyper-mixed approach is about more than placing different uses together. It is about designing them to reinforce one another, with the mall and public realm serving as shared platforms for activity throughout the day," said SingLand chief executive officer Jonathan Eu.

New hotel, serviced apartments, luxury homes, and office

A new 19-storey mixed-use block will include a 304-room hotel and 13,000 sq m of Grade A office space.

The new hotel will occupy the fourth to tenth floors, while the office component will be located on the twelfth to nineteenth floors.

A separate 24-storey serviced apartment block will comprise 260 units, with views towards Marina Bay and Bay East Garden.

Operators for the new hotel and serviced apartments have yet to be appointed, SingLand said.

Another 49-storey residential tower, rising more than 190m, will comprise 204 luxury homes, comprising three- to five-bedroom apartments and penthouses.

New retail mix at the mall

On the other hand, Marina Square mall will undergo an asset enhancement initiative covering more than 76,000 sq m of gross floor area.

The revamped mall will feature more food and beverage, sports, wellness and lifestyle offerings, alongside landscaped and pet-friendly areas.

SingLand said the mall would serve as the link between the precinct's hotels, offices, residences, serviced apartments, and public spaces.

It added that the repositioning reflects changing consumer expectations for spaces that combine retail with recreation, wellness, and community activities.

New public spaces

The redevelopment will also include a 6,500 sq m public park above Stamford Canal, with greenery, play areas and event spaces.

More than 4,000 sq m of privately owned public space will also connect directly to NS Square.

Other public spaces will include The Cube, a 700 sq m event venue along Raffles Boulevard, and The Oculus, a 300 sq m central atrium within the mall.

According to SingLand, it will continue to organise events and activities at the mall to attract visitors and support retailers ahead of the closure.
