Chicken rice stall takes over Toa Payoh coffeeshop for S$24,000 a month, lowers rent by about 40% to attract tenants

Daniel Tan, the owner of Ok Chicken Rice, has rented out the entire coffeeshop in Toa Payoh Lorong 6.

Before that, the coffeeshop had basically two to three stalls at any given time during the chicken rice stall's tenure there. The mainstays being Ok Chicken Rice and a zi char stall.

When he heard the owner was thinking of selling the coffeeshop, Tan offered to rent the entire place instead.

The deal was struck around September. Here's the place after that decision.

Most of the stalls are affiliated brands (Humfull Prawn Laksa, JKT Western, Le Le Mee Pok, and Ah Huat Hokkien Prawn Mee).

But there's an outside heavyweight in the mix, Michelin-rated Ayam Taliwang.

Tan shares with Mothership that he offered around 40 per cent off the usual rental price to rope them in.

But why take a hit money-wise?

Tan tells us that the average lunch crowd before the additional tenants was about 10 customers.

Now, even though it's still in the soft launch phase, lunch crowds can reach 100.

One of the reasons Tan attributes that to is the increase in choices for these lunchtime crowds.

It makes sense that a coffee shop with only two or three options would not be very attractive to customers.

The coffeeshop is now also open 24 hours, which is evident in the evening crowds.

Another small tweak that appears to be very popular is the change in drink prices.

Here are some comments on drink prices before September 2025.

Tan lowered the price of drinks from S$1.40 (hot coffee/tea) to S$1.30, and from S$2.50 (ice coffee/tea) to S$2.

Speaking to Mothership, he estimates that about a thousand dollars in drinks are being sold a day now, up to triple what was sold previously.

A rojak stall is also expected to open there soon, increasing the variety of food.

The coffeeshop will officially launch on Dec. 14, but the stalls are already open now.
