OG sues Hao Mart for S$6.6 million in rent & other fees over Taste Orchard
The supermarket operator apparently sublet parts of the premises without seeking approval.
OG has filed a lawsuit against supermarket operator Hao Mart for allegedly breaching its lease agreement over Taste Orchard.
According to Business Times, Hao Mart had failed to pay rent from January to November 2024.
In addition, the supermarket operator apparently sublet parts of the premises without seeking approval.
OG, which is Taste Orchard's landlord, claimed that Hao Mart's action was in breach of its 7.5-year lease and was grounds for termination.
BT reported that as of Oct. 1, 2025, OG is seeking nearly S$6.6 million from Hao Mart.
This includes S$5.6 million in rent, S$426,999 in increased property tax, S$366,699 for charges and S$178,857 in accrued interest.
However, Hao Mart refuted OG's claim, stating that OG's action is "misconceived", said BT.
In a counterclaim and defence filed on Nov. 19, Hao Mart denied OG's claims, including its reported failure to pay rent between Jan. 17 and Nov. 1, 2024.
Vacate premises
In September 2025, it was reported that Hao Mart and its tenants were to vacate and hand over the premises at Taste Orchard by Dec. 31, 2025.
This was following the termination of the 7.5-year lease agreement with master tenant Hao Mart.
Taste Orchard, touted as a food-focused mall, opened less than two years ago.
An OG spokesperson told BT: “The retail and F&B industries are undergoing a period of profound transformation, shaped by a confluence of economic headwinds, shifting consumer expectations, and a complex regulatory environment.”
“Hao Mart has not been immune from such challenges,” it was added.
Existing tenants said they did not see the end coming, although BT reported in July 2025 that smaller tenants in the mall had slow sales and low footfall.
Sues realtor for S$3 million
In October 2025, Hao Mart sued PropNex Realty and its agent for misrepresentations in dealings related to the lease agreement for Taste Orchard.
According to CNA, the supermarket is seeking S$3.5 million in losses against the real estate agency and its agent.
This is on top of damages, interests and costs.
In a statement of claim dated Aug. 29, 2025, it stated that PropNex Realty's misrepresentation caused Hao Mart to incur losses amounting to S$3,496,266, CNA reported.
PropNex Realty and the agent denied the supermarket's claims, stating that they were acting on behalf of the landlord, OG, and that it had no obligation to represent Hao Mart's best interests.
