New office spaces & mixed-use developments around Bishan & Tampines MRT stations under URA Draft Master Plan
New office spaces are expected in the area around Junction 8.
The Urban Redevelopment Authority (URA) revealed its Draft Master Plan 2025 on Oct. 24, 2024.
The plan details new mixed-use developments in Bishan and Tampines, with the aim of expanding and refreshing town hubs outside of the city centre, in line with URA's decentralisation strategy first outlined in its 1991 Concept Plan.
"This reduces traffic congestion towards the city centre, gives businesses options, and brings jobs closer to home," URA said.
URA said it will focus on planning for these job nodes to be more sustainable, well-connected and accessible.
Another consideration is to have vibrant "live-work-play spaces" while remaining economically competitive.
New offices and work spaces around Junction 8 and Bishan Bus Interchange
URA plans to develop work spaces in the empty spaces around the Junction 8 shopping mall and Bishan Bus Interchange.
URA added that the new workspaces will be integrated with new retail, social amenities and transport facilities.
URA said that new public spaces will also be provided for community use.
The Straits Times reported that the new developments around Bishan are also planned to be car-lite, with pedestrian-friendly streets and easy access to public transport facilities.
New mixed-use developments around Tampines MRT
URA is also looking to refresh and progressively build up the area around Tampines MRT and Bus Interchange.
New mixed-use developments are expected, with homes, commercial spaces and an integrated transport hub surrounding the Tampines Bus Interchange and MRT station.
"Since its establishment in 1992, Tampines Regional Centre has grown into a vibrant business node with good connectivity to the rest of the island via the East-West and Downtown Lines and a bus interchange," URA said.
URA also plans to build more sheltered connections to MRT stations and public transport nodes for pedestrians.
Downtown upgrades
URA also shared about planned developments in the Central Business District, including new spaces at Raffles Place Park.
URA also highlighted the expansion of Marina Bay Sands, with a new 15,000-seat entertainment arena and office spaces to be expected.
A mixed-use neighbourhood in the Anson-Tanjong Pagar area is also expected, with walkable streets and new public spaces with over 1,100 new homes.
Gateways, and a new industrial park
URA also plans on developing Singapore's "gateways" in the North, East and West, with complementary industries, innovation districts and institutes of higher learning clustered together to foster collaboration between industries, innovation and talent development.
Future housing developments in the North Region are expected, bringing more households and more of the workforce to the area, with convenient access to a range of job opportunities and amenities.
Mature industrial estates at Sungei Kadut Eco-District and Yishun Industrial Estate will also be refreshed.
To capture opportunities in the transforming semiconductor industry, a new industrial park is expected in Seletar East.
According to ST, the park will be bounded by Tampines Expressway, Seletar Aerospace Drive and Sungei Punggol. The area of the site comes up to about 3.4 sq km.
Exhibition and guided tours
URA is hosting an exhibition on the proposed developments at the URA Centre from now till Jan. 3, 2025, and seeking feedback from the public via an online form.
Members of the public can also sign up for guided tours of the exhibition on Tuesdays, Thursdays and selected Saturdays in November and December 2024 here.
