I tried using this intelligent assistant to find a resale HDB flat & it worked better than expected
You can always ask it questions you don’t want your property agent to know you have.
Let’s say you’re in your 30s with two kids in tow.
Both of them are growing up, and your three-room flat no longer appears big enough.
Fortunately, you and your partner are doing well in your careers and would likely afford to upgrade your property.
But then you realise one of your kids has to go to primary school soon, and that’s one more factor you must consider on top of how much of a housing loan you can service each month.
So you start researching a new place to move to and promptly get bombarded with information on the internet — and get intimidated by news of million-dollar flats and cooling measures.
You then decide to find a property agent to talk to, but when you look at the daunting list of numbers, you do not know where to start.
This is where this new “Intelligent Assistant” tool called EdgeProp Buddy comes in handy.

Truth be told, when I was introduced to EdgeProp Buddy, I had my doubts about its effectiveness.
I’m a proponent of AI use, as it’s perfect for certain situations.
And you don’t have to share all your personal information or personal thoughts with a human who you think might judge you.
However, AI is known for certain issues, such as the unreliability of their answers, and they might be prone to “hallucinations”.
But I can tell you that after trying out EdgeProp Buddy, I realised it’s a lot more reliable and useful than I originally thought.
This is how the quest for a new house under my imaginary circumstances went:
Trying to house hunt
First, I found out what I can afford:
Note that EdgeProp Buddy is already up-to-date with the latest Loan-to-Value limit of 75 per cent, even though it was announced not long ago.
Next, it’s the actual house hunting near the primary school I want my fictional kid to go to (I censored the school name, but you make your own guesses):
And I was surprised that the listings look surprisingly affordable. However, I quickly realised that some of them are around 50 years old. So I asked another question.
So, I decided to try other schools — some have better choices, and some have fewer.
As I was looking at all these listings, I realised I had forgotten about one of the most important aspects – my current home’s valuation.
Nice, they even provided me with the transactions near my home.
As if I needed a reality check about my neighbours’ sales performance. Good for them, I guess.

Imaginary circumstances aside, beyond what I’m supposed to do for this article, I just had to try out how far I can go with the AI.
Makes sense. So, I went on to ask even tougher questions.
